		<description>We paid $36k...a really big ouch, but we were looking at it as a long term investment...our utility bills have dropped significantly and we never have to pay out maintenance costs again. (No painting, patching etc.)  The price included new gutters for the entire house..the house is 2900sf.  Hardie Panel&#039;s quote was $42k, but there would have been a seam anywhere taller than 10 feet.  Another company quoted $61k.</description>

I finally noticed your post on the LIvemodern site.
With the hungry critters, it sounds like a metal product of some sort may be the right answer.  Rusty metal panels (Cor-ten)applied in a rain screen application would be a more durable (and less tasty) option while still giving you a the warm &quot;texture&quot; (patina) that you have with the cedar.  Budget may be an issue though..depends where you get the material and who installs it.

Do you suppose the rats will still chew through a fiber-cement (hardi) product?  It doesn&#039;t sound like much has stopped them!

this is why I suggest metal...chew proof.
